It would make an incredible gated community site or extremely private estate site. The Monticello area is made up of The Monticello Reservoir, The Parr Reservoir, and the Recreational Lake. It is located in western Fairfield County about 30 minutes North of Columbia, SC via SC Highway 215. Issuance of dock permits requires a minimum of 200 feet of water frontage per single family lot and is limited to one dock per lot. This is a somewhat rural area and, as a result, is mostly undiscovered by Fairfield County residents, Lakefront property investors and the real estate community in and around the Columbia metropolitan area. Completed in 1979 to be used as a cooling pond for the VC Summer Nuclear Plant as well as to generate power thru the hydro-electric station, the main lake is about 6,800 acres. The sub impoundment, also called Monticello Recreation Lake, is around 300 acres. The main lake and recreational lake are divided by a dike at the north end of the main lake where Highway 99 crosses Lake Monticello. One of the most unique features of the lake is that a river does not directly feed into it. A large valley, through which Frees Creek ran, was dammed to create Lake Monticello for which the main source of water is the Broad River and the nearby Parr Reservoir dam. These two features are interconnected by a series of enormous pipes that run from Monticello down into Parr Reservoir/Broad River: water is pumped from the Broad up into the lake during low power demands and pumped back out to generate power during high demands, resulting in somewhat large fluctuations in the lake level. These fluctuations can cause current in some parts of the lake which can affect fishing for certain species of fish. The deepest water is around 160 feet but there are many areas where depth may decrease to 40 feet. There are old roads, bridges, churches, houses, fields, old farm ponds and who knows what else under the water. There are two public boat ramps on the lake and the SC DNR manages the lake for recreational fishing for species such as various catfish species, largemouth bass, black & white crappies, white bass, and bream species such as bluegill & redbreast.
